DAYTON, Texas — Liberty Development Partners has purchased a 1,158-acre industrial park near Houston, as well as the railroad that serves the facility.
Liberty says it plans to turn the Gulf Inland Logistics Park into a manufacturing, distribution, and storage hub. The purchase includes the CMC Railroad, a Class III short line which has been involved in the development of the site. The logistics park offers direct connections to both BNSF Railway and Union Pacific and is about 25 miles from the Port of Houston, as well as being adjacent to Grand Parkway (State Route 99) and near U.S. Route 90.
Liberty Development is a partnership of Connor Investment Real Estate and Logistics and Development Resources. The partners previously purchased 200 adjacent acres as part of plans to expand the facility.
“For many years, Gulf Inland Logistics Park held great unrealized potential. This acquisition and funding will immediately transform the park into a valuable hub for the region’s transportation, industrial and manufacturing industries,” Paul Connor, principal of Houston-based Connor Investment Real Estate, said in a press release. “Gulf Inland Logistics Park has the potential to bring in excess of $1 billion in private investment and as many as 5,000 living wage jobs to Liberty County and surrounding areas.”
“I have been involved with the project since 2008 and I am excited to see the vision for Gulf Inland Logistics Park become a reality,” said Marcus Goering, principal of Logistics and Development Resources. Goering was president of CMC Railroad from 2010 to 2019.
The site developed as CMC Railroad built a railcar storage facility in the 1990s and began acquiring adjacent property for future expansion, according to the Gulf Inland website.
